Central Park TowerThis building, which was designed by the same people who did the Burj Khalifa in Dubai, will be the tallest building in the country by roof-height when done in 2020. It will clock in at 1,550 feet , making it the most sky-high residential building in the world.

45 Broad StreetWith a height of 1,200 feet , this new building in Lower Manhattan is expected to be completed by 2021. If it were finished today, it would tie the Bank of America Tower for the fifth spot on a list of tallest buildings in the city.

One VanderbiltThis massive building will be the fourth tallest in the city when completed in 2021. Standing at 1,401 feet , it will have a highly anticipated observation deck set 1,000 feet above the ground.

One World Trade Center

Info: Located in the Financial District, this 104-story Freedom Tower is deemed not only the tallest building in New York City, but in the entire western hemisphere.

The additional height is owed to its 408-foot spire which holds important communications equipment and projects a beacon of light at night.

In late 2007, Joseph Sitt, founder of Thor Equities, introduced Macklowe to an investment firm named CMZ Ventures. The letters “CMZ” represented Arthur G. Cohen, a New York real estate developer Paul Manafort, a former lobbyist, political consultant, and lawyer and Brad Zackson, a frequent partner of Manafort and Fred Trump.

In 2011, the former prime minister of Ukraine, Yulia Tymoshenko, alleged in the United States District Court for the Southern District of New York that Firtash violated the Racketeer Influenced and Corrupt Organizations Act. Specifically, Tymoshenko stated that Firtash had used CMZ as a front organization for funds that he skimmed unlawfully from RosUkrEnergo, the natural gas company that he jointly controlled with Russian state-owned enterpriseGazprom. Tymoshenko also alleged that Firtash planned to use the money for political purposes, rather than as a real estate investment specifically, she claimed that the money would go to help her opponent, Victor Yanukovych, who became Ukraine’s president in 2010.

The 21-story, 495-room Drake Hotel had been constructed in 1926 at the corner of Park Avenue and 56th Street. In January 2006, the hotel’s owner, Host Hotels & Resorts, was intending to sell the property “in the mid-$400 million range”, primarily marketing the site with the prospect of replacing the aging hotel with a mixed-use skyscraper. Harry Macklowe purchased the Drake in 2006 for $418 million .

Following his acquisition of the hotel, Macklowe paid French delicatessen company Fauchon $4 million to shorten the terms of their lease on the ground floor of the Drake Hotel and vacate in April 2007 instead of 2016. Shortly after the agreement was reached, Fauchon sued Macklowe in New York Supreme Court claiming that the developer was harassing the store to leave by blocking their entrance with scaffolding and threatening to cut off air conditioning and access to the hotel’s bathrooms.

Overcoming Luxury Market Meltdown

And the big question is whether Central Park Tower is high enough to rise above the luxury market meltdown. The huge supply of new condo towers in New York has pushed buyers to the sidelines. Add to that fears of a recession, the new federal cap on state and local tax deductions which has hurt real estate in high-tax states and New York’s new mansion tax, and you have a luxury market that feels like it’s in recession. By one estimate, 1 in 4 new condos built in Manhattan since 2013 remain unsold and empty.

Barnett declined to give sales numbers. He estimates that about half of the sales will be to “English speakers” mainly North America with the other half being overseas buyers, including 15% to 20% from Asia.

But China is a big unknown for the project. Extell’s financial partner in the building is a subsidiary of Shanghai Municipal Investment, a sovereign fund of the Shanghai local government. Funding also came from the EB-5 visa program, which is dominated by Chinese investors.

With the Chinese economy slowing, and the trade battle and war-of-words between the White House and China dragging on, Chinese buyers are avoiding U.S. real estate.

“We’d love for everyone to be happy and at peace,” Barnett said. “And China would be pushing all of their people to be buying in the U.S. like they did four or five years ago. That’s not the case. But we definitely still see good demand from the Chinese market.”

TD Bank has signed on as the anchor tenant for One Vanderbilt, which is designed by architect Kohn Pedersen Fox. The buildings proximity to Grand Central comes with a bonus: the cost of construction includes improvements that will provide extra capacity for passengers entering NYC. Look for new underground connections, new mezzanines and exits, new stairways, and a commuter waiting area.

In October 2013, Manhattan Community Board 5 voted against allowing the cantilever, although the vote was merely advisory and final power over the decision rested with the LPC. The worlds tallest residential building is giving out some sky-high discounts.

A mystery buyer has plunked down $40.83 million for a five-bedroom, full-floor spread at Central Park Tower on 57th Street. Thats a steep 35% off the original $63 million asking price.

The $40 million stunner is on the buildings 112th floor.

At 6,700 square feet, the sky pad comes with floor-to-ceiling windows and views of Central Park along with herringbone floors, a corner chefs kitchen and a double-height living room.

The main bedroom is 800 square feet with a spa-like bathroom, two dressing rooms, closets and a corner sitting room.

This deal was made during lockdown, our source said, and the unit was delivered raw, as a white box.

The sale comes shortly after a 93rd-floor unit in the building, at 217 W. 57th St., sold for $28.58 million more than a quarter off its initial ask of $38.75 million, as we previously reported.

Feeling FOMO? Dont worry. Theres still an eight-bedroom pad on the market for $150 million. The skinny, anorexic-looking tower is 1,550 feet tall. To date, only 17% of the building 30 out of 178 units have sold, according to Marketproof.
