How Much Is A Loft In New York

What Is A Loft

I Found New Yorks Cheapest Loft Apartment ($1,800 Per Month)

A true loft is a former commercial space that has been converted to residential use. They can be in the Condominium or Cooperative ownership structure, similar to any apartment in New York. A loft is at least 2,000 square feet, has high ceilings between 11 feet to 15 feet, large windows and exposed mechanicals or walls.

The Soho Cast Iron District is the home of true lofts. Within a Soho loft building, the second floor lofts have the highest ceilings and ceiling height decreases as the floors get higher. For example, second floor has the highest ceilings, it gets lower on the third floor, still lower on the fourth floor and lowest on the fifth floor. Note that a fifth-floor lofts ceiling is often still higher than those of regular apartments.

What Can I Expect At A Closing

Usually a day or two prior to closing, you get to do a walkthrough of the property. This is the time to note anything that might be amiss or that youd like addressedyou can provide your broker with a checklist of these concerns.

Closings themselves can usually take a couple of hours because as the buyer, you have to sign a number of bank documents. You dont really have to bring anything to a closing per se, aside from government-issued ID , because by this point all your documents will already have been vetted by the seller, Geller says.

Your broker and your attorney will typically accompany you to this closing, and make sure that all the documentation is in accordance with what you and the seller agreed upon, before you can get to the signing of documents.

Closings can be costly affairs as well. Costs will vary based on the down payment youve put down and your mortgage rate, but at this time, you will have to pay attorney fees, mortgage fees, and a move-in cost. Its hard to estimate an average price because it depends entirely on the cost of the apartment, and if its a co-op or a condo; expect to shell out thousands of dollars.

And once thats taken care of, you can get down to the real workgetting settled in your new home.

Will I Get Into A Bidding War

Bidding wars arent as common as they used to be, says Geller. A few high-end trophy properties may still see major bidding wars, but for the most part, bidding wars are on the decline, especially in Manhattan.

If you do, however, find yourself in a bidding war, there are different ways to come out on top. One of the key factors for success is knowing the neighborhood youre buying in, and then potentially offering more than the asking price based on comps . Other factors, like being flexible about your closing date and your move-in date, can give you a leg up. A good old-fashioned personalized letter to the seller cant hurt, especially if the seller is a long-term owner or is invested in the property.

  • How Lofts Bring On Gentrification

    New York Ranger

Because artists flocked to areas with cheap industrial lofts, they brought on change to the neighborhoods they inhabited, bringing new life, energy, and businesses to rundown areas.

As rent prices slowly start climbing up in these areas, the buzz eventually brings real estate developers who want to pounce on the next “it” neighborhoods.

Eventually, many of the very artists who made the neighborhoods popular get priced out of same area and must move on to other areas.

The History Of Lofts In New York City

In the 1940s in New York City, many manufacturers fled the buildings and remained empty until the1960s.

There were plenty of vacant manufacturing buildings in NYC by the 1960s and 70s.

At this point, artists started to inhabit these buildings as the spaces were perfect for an artist’s needs, such as plenty of natural light, high ceilings, and open spaces to fit and store large canvases and sculptures.

It was also an opportunity to benefit from low rent from landlords who were keen to make any money on these spaces no one wanted.

The NYC fire department soon caught wind that tenants were illegally inhabiting these buildings, as these areas were not zoned for residential purposes.

The cast-iron facade and lack of doors made these lofts unsafe to live in, especially if there was a fire.

Moreover, it was illegal to house these artists as the buildings were not up to code for residential use.

The artists fought against eviction and a joint living-working condition known as the loft was born.

    Flatiron And Chelsea Lofts

Flatiron and Chelsea loft buildings are larger, up to 20-storeys, compared to the Soho and Tribeca lofts 5-6 storeys. Amenities are better in Chelsea and Flatiron and many have full time doormen. Because of their larger sizes, these feel more like a hybrid between a regular apartment building and a loft building.

So What Exactly Is A Loft

A;loft;is a large open apartmentusually with an industrial past, or finished in an industrial style, Larsen says. Sometimes secondary rooms have been created off to the side, but the main attraction is the openness of the space, and characteristics such as high ceilings, columns, and exposed brick, beams, and piping. These spaces were most often conversions of old commercial facilities.;As manufacturing companies left the city for cheaper locales, these solid buildings with huge windows and wide-open interior spaces were left abandoned in many cases. Eventually they were sought out as workplaces for painters, sculptors, and other artists.

Mattingly adds that while he doesnt know of an agreed-upon definition, his personal definition requires a prior non-residential use before conversion. Warehouse or industrial buildings are ideal.”

With A New Generation Of Upper East Siders Coming To Hbo In The Gossip Girl Reboot We Thought Itd Be The Perfect Time To Go Back To The Original Series And Revisit The Posh Homes Of Our Beloved Characters

Interiors: Vintage Loft in New York!

With not much left to do than stay inside and watch TV, Ive been looking for that perfect show to binge while purposefully avoiding turning on the news. And since Netflix middle name is Keeping You Distracted , I didnt have to look all that far to find the perfect bingefest-worthy show to get my mind off reality.

And it comes with lots of drama , headbands, and lavish Upper East Side homes.

Gossip Girl, the immensely popular TV series of the late 2000s, ran for six seasons and got us all hooked on the posh lives of its leading characters, with Blair Waldorf, Serena van der Woodsen, Chuck Bass, and Nate Archibald acting as modern royalty of sorts.

Which basically makes Gossip Girl the mother of all fancy pants homes; in fact, I dare you to find a single episode that doesnt feature Upper East Side penthouses, glamorous townhouses, and ritzy interiors .

So theres no way we could stop at just one of the apartments featured on the show and went out looking for the scoop on ALL the posh pads on Gossip Girl .

Now, before we go snooping into the original crews digs, its worth giving a nod to the new generation of Upper East Siders coming to HBO in the Gossip Girl reboot; heres to you guys winning over a generation in the same way your predecessor did, were rooting for you.

But in our hearts, there will always be a special place for Serena, Blair, Nate, Chuck, Dan, Jenny and Vanessa.
