Should I Rent Instead Of Buying
Most people who move to New York prefer to rent due to the exorbitant cost of purchasing a home . But if you plan to live here long term, it may prove more beneficial to buy rather than rent, especially considering the high cost of renting in NYC.
There are also several neighborhoods in the citythe East Village, West Harlem, and Kew Gardens are just some exampleswhere it may make more sense to buy, since youll break even on the cost of your investment in fewer years. But theres no one-size-fits-all answer ultimately, your financial situation and personal preference will dictate whether you rent or buy.

Everything you need to know about your home, from securing a mortgage to painting your living room.
Welcome back to Period Dramas, a weekly column that alternates between roundups of historic homes on the market and answering questions weve always had about older structures.
Each week, we see a healthy number of houses come across our desksmany of the now-fashionable and well-known Brooklyn brownstone types among them. Recently, though, our counterparts at Curbed Chicago introduced us to the lesser-known greystone.
Intrigued, we set off to answer a few core questions: Are the two related? What makes a brownstone, and what a greystone? And aren’t they all just townhouses, anyway? Here’s what we found.
Brownstonethe building materialis a specific type of sandstone that is, as its name implies, characteristically dark. The trademark color is due to a high amount of iron in the stone. A brownstonethe structurefirst popped up in New York City in the early 19th century and is typically a city rowhouse clad in the eponymous sandstone.
Note: Over the years, the term “brownstone” has become accepted to include almost any city rowhouse, but the widespread use of the term is technically incorrect. If the building is not made of brownstone, then the house is not a brownstone it is, instead, a townhouse or a rowhouse.

New York Oks Least New Housing Of Any City In Northeast
As the pandemic subsides, this summer could be the last chance for New Yorkers to get in on deflated Manhattan real estate prices.
Manhattan prices are de-frosting but are still better than pre-pandemic prices, according to data collected by New York brokerage Douglas Elliman.
Meanwhile, Brooklyn and Queens renters continued to get discounts compared to pre-pandemic, while buyers in the less-expensive boroughs paid 10% to 20% more than they would have pre-pandemic.
Compared to national metro markets, Manhattan took off slowly, with a breakneck pace for deal activity starting mid-winter and reaching a peak toward the end of spring. Like other metro markets though, the peak level of activity was record-breaking, wrote John Walkup, co-founder and COO of NYC-based real estate analytics company UrbanDigs.
Here are the latest housing prices and forecasts so you know what to expect when you hit the market.

Should I Get A Broker What About A Lawyer
You can buy a home without a real estate agent or broker, but its probably better that you hire one, especially considering the highly competitive market in New York. Your broker will help you secure the best possible deal, and can assist you in bargaining for concessions. Brokers can be especially helpful when looking to purchase in a co-op building in NYC, as they will be more familiar with the requirements for that property and be able to give you a better sense of the ideal candidate. Whats more, you dont have to pay a brokers fee when it comes to sales. That money is usually included in the sale amount and split between the broker representing the seller and yours.
Getting a real estate lawyer is even more critical in NYC. Unlike other parts of the country, buyers here need to draw up a contract in order to finalize a sale, and unless youre familiar with the law, this is going to be a steep hill to climb. Your lawyer will also be able to better advise you about potential concerns in your new building or homenoise complaints, building violations, and the likeas they go through the paperwork for that property. Typically both the buyer and seller in NYC have legal representation, and as a buyer, having a lawyer can ensure that youre not getting fleeced by the seller. Fees for this type of work can range from $1,000 to $5,000.
