Each of these rents are far more expensive than not only the U.S. median, but most of the worlds large cities. Apartment Lists data has the national median rent for studios, one bedrooms and two bedrooms at $827, $947 and $1,175, respectively. Thats a $1,062 difference for a studio apartment, a $1,151 deviation for a one bedroom apartment and, lastly, a $1,324 split for a two bedroom apartment. Needless to say, New York is ridiculously expensive to rent in.

New Yorkâs rent control laws donât apply to luxury units, and developers have chosen to build these instead of the affordable housing the city needs. However, this development isnât limited to the densest parts of New York City. For example, Staten Islandâs North Shore is seeing new luxury condo construction. Interest in the area is driven by both the improved transit via the new ferry service and luxury buyers seeking relative bargains. This is aside from the oversupply of luxury penthouse units in the NYC housing market.

But, in a slightly surprising development, a new study reveals New York has actually dethroned tech-hub San Francisco as the most expensive place to live this year.
The average price of a one-bedroom in New York is $2,810, just marginally more than San Franciscos average of $2,800. The findings are included in a national rent report from real estate website Zumper.
This past summer has seen rents rise above pre-COVID levels for a number of high-demand neighborhoods in New York City. According to a StreetEasy market report release earlier this summer, Manhattans rent, which saw the most dramatic drop during Covid, has seen an increase by $60, to $2,860, while Brooklyn and Queens rents saw increases by $49 and $50, to $2,449 and $2,100, respectively.
