Historic Brooklyn Hotel Reopens As Luxury Senior Community

The first new luxury retirement community in New York City in 20 years has opened its doors.

The Watermark at Brooklyn Heights is a jointventure of Kayne Anderson Real Estate, Watermark Retirement Communities and TishmanSpeyer.

A lending consortium that included BMO Harris, as well as Wells Fargo and Capital One, provided a $200 million acquisition and redevelopment loan for the $330 million transformation of the former Leverich Towers Hotel at 21 Clark Street.

Architect Richard J. DeMarco, AIA, principal of Montroy DeMarco Architecture, and interior designer Andres Escobar, ASID, Partner and Design Principal at Lemay+Escobar Architects, designed luxury senior community once best known as the pre-game home of the Brooklyn Dodgers players in the 1930s and 1940s.

The buildings 275 apartments nowinclude 145 for independent living, 88 for assisted living, and 42 for memorycare.

The 310,000 s/f property offers more than 50,000s/f of amenities, including three restaurants, an art gallery curated bynAscent Art, a performing arts stage, multiple wellness venues, a heated indoorpool, a salon and spa, and a rooftop terrace with views of the Manhattan skyline,the Statue of Liberty, and New York City waterways.

Historic Transformation: The Watermark At Brooklyn Heights

The Watermark at Brooklyn Heights is a $330 million redevelopment and renovation of the iconic Leverich Towers Hotel in Brooklyn, N.Y.

The reimagined hotel entry and lobby set the tone for the experience.

The Skyline club room and terrace on the 16th floor provide views of New York Harbor, the Manhattan skyline, Brooklyn Bridge, Statue of Liberty, and New York City waterways.

The buildings 275 apartments are configured to embrace the buildings rich heritage, including vintage mahogany-trimmed windows and surrounds, which were protected during construction and integrated into the design of the new residences.

The memory care neighborhood houses The Greenhouse, an indoor horticultural therapy and planting room featuring raised beds for residents enjoyment. Its designed to closely resemble an actual greenhouse, complete with a gabled roof of clear panels.

The Biblio library, located on the first floor, is wrapped in walnut wood panels and shelving and furnished with leather and velvet sofas and armchairs. The ceiling features silver-colored, ornamental tin tiles and whimsical pendants in the shape of planispheres.

The fitness center features a warm-water therapy pool, one of the many amenities located in the communitys 50,000 square feet of below-grade space.

A sleek dining room, similar to one at any buzzy eatery in the city, is off the lobby, where a bar is lined with top-shelf liquor.

Living in nspir has been critical to her husbands physical and mental well-being, said Ada Samuelsson, 74, a Midtown resident who declined to share her husbands name. He loves living here because he grew up on the Upper East Side, and I love visiting him here, she said. The food is excellent. Hell have spaghetti carbonara, and I love the salads and crab cakes. I also like having wine or champagne sometimes.

nspir, said Samuelsson, feels nothing like a facility. Its like being in a beautiful home, she said.

Studios begin at $13,500 a month per person.

Lola Jennings, 84, is a resident who lives in a one-bedroom apartment and said that shes spoiled with the diversity of classes and amenities she has at her fingertips.

The Watermark at Brooklyn Heights opened for occupancy this week at 21 Clark Street in Brooklyn Heights, Brooklyn. The senior living community occupies the former Leverich Towers Hotel originally constructed in 1928.

The consortium of developers responsible for the project includes Kayne Anderson Real Estate, Watermark Retirement Communities, and Tishman Speyer. Montroy DeMarco Architecture led the renovation of the building, which now comprises 310,000 square feet of residential area, amenity space, and wellness facilities.

The property now comprises 275 individual units. This includes 145 that are designated for independent living, 88 for assisted living, and the remaining 42 units for memory care. The residences range from studios to two-bedroom accommodations. To help the senior residents truly feel at home, the architects finalized 78 different floor plans.

Interiors designed by Lemay+Escobar Architects are meant to evoke a sense of history and stately living, while also doing away with any hints of the expected clinical design of traditional senior communities.
