Brooklyn Revival: How This Neighborhood Builds Momentum
Brooklyn finally is becoming a community again a hip 21st century successor to the historic 19th century neighborhood.
If the old Brooklyn were not essentially long-gone, the new Brooklyn would represent urban gentrification. Rather, it is more like rediscovery of a neighborhood that is so intimate with the urban core and is officially the southwest sector of Downtown.
Drive along Riverside Avenue, and you can see Brooklyn coming to life. Turn west, between the new construction and the Fresh Market, and you quickly come face to face with the new staring down the old.
Pause at 328 Chelsea St., all boarded up and ramshackle with the house number crudely spray-painted on the front, and youll see the final, sad artifact of the community that was settled after the Civil War by black Union veterans and freed slaves.

If youre not a Jacksonville native, you are forgiven for not knowing that Brooklyn is historic, because its been rundown, razed and ignored since desegregation beginning in the 1960s.
The area was first settled in the late 1700s, as Jacksonville was taking shape, according to Wayne Woods book, Jacksonvilles Architectural Heritage. It served as a corn and cotton plantation until it was put up for sale in 1858.

Jacksonville, FL WRH Realty Services, Inc., a full-service real estate investment, property management, construction and consulting firm has been awarded the management contract for The Lofts at Brooklyn Apartments owned by The Vestcor Companies. Currently in the construction phase, Lofts at Brooklyn is a 133-unit familycommunity expected to be completed in Early 2021.
Upon completion, the community amenities will include a fitness center, internet café, clubroom with kitchen and TVs, resident lounge with billiards table, dog walk area, and covered parking. The studio, one, two, and three bedroom apartment homes will include a fully equipped kitchen, stainless steel appliances, 9-foot ceilings, and large walk-in closets.

Vestcor Opens Lofts At Brooklyn Apartments
Units in the workforce housing community are reserved for residents making less than 80% of the area median income.
The Vestcor Companies opened Lofts at Brooklyn, a 133-unit community in the Brooklyn area of Downtown, on Feb. 11.
We are proud that this community provides 80 workforce housing units in the Brooklyn neighborhood, said Ryan Hoover, president of TVC Development, in a news release.
The property at 190 Chelsea St. comprises studio, one-, two- and three-bedroom apartments. Amenities include a fitness center, internet café, resident lounge with billiards and shuffleboard, clubroom with a kitchen and TVs, a pavilion with grills and a dog walk area.
Lofts at Brooklyn is a workforce housing community with 80 units reserved for residents making less than 80% of the area median income and 53 reserved for residents making less than 140% of the area median income.
A combination of financial support from the Jacksonville Housing Finance Authority, Downtown Investment Authority and Florida Housing Finance Corp. made the community possible, according to the release.
Summit Contracting Group was the contractor and Group 4 Design Inc. was the architect.

FIS expansion will likely bring about the demise of the neighborhoodshistoric Fire Station No. 5 building. Unless the city can find a buyer willing torelocate it to a nearby parcel of land, the 109-year-old building will be demolishednext year.
And then there are the old Buffalo Soldiers cottages. In the late 1800s, many former black Union soldiers often referred to as Buffalo Soldiers lived in Brooklyn, mostly in cottages in the northwest quadrant of the neighborhood. Today, just one of those cottages remains a small, boarded-up building at 328 Chelsea Street thats been condemned by the city and, without someone fighting for it, could eventually be torn down unceremoniously as well.
Even more recent developments, such as the mid-60s-era Times-Union building, arent safe from the chopping block. That property is likely to be redeveloped in the near future, as the local paper has since moved elsewhere and its old parking lot interferes with the planned revitalization of McCoys Creek.
Its part of a city-wide mentality subverted only downtownand in designated historic neighborhoods that calls for new, sprawling developmentsin place of adaptive reuse and historic preservation. But preservation projectsare often tedious and expensive, and while attitudes toward the citys existingthrowaway culture are shifting rapidly among residents, many developers haveyet to get on board.
