— Manhattans once white-hot rental market has begun to cool, though prices for the most-expensive apartments are still on the rise.
The median rent on new leases in September was $4,022, down nearly 2% from the previous month and about 3% less than the record high set in July, according to a report by appraiser Miller Samuel Inc. and brokerage Douglas Elliman Real Estate.
While rents are stabilizing or even dropping for smaller apartments, theyre still climbing for luxury units, the costliest 10% of the market. Leases for those apartments were signed at an average of $15,293, up more than 5% from August and a record in 11 years of tracking by the firms. The median, however, was unchanged. That suggests the increase is mostly coming from rising rents at the top of the luxury tier.
