    NEW YORK CITY Locally based brokerage firm Alpha Realty has negotiated the $24 million sale of an 82-unit apartment building in the Crown Heights area of Brooklyn. The five-story building at 792 Sterling Place houses 30 studios, 34 one-bedroom units and 18 two-bedroom residences. Lev Mavashev of Alpha Realty represented the buyer and seller, both of which requested anonymity, in the off-market transaction. The deal traded at a cap rate of 6.4 percent.

    Welcome to POLITICOs real estate sales tracker. Every month well report on real estate sales from the previous three months using data from the Department of Finance.

    We have three separate pieces for three different property types. We group all individual homes together including 1-3 family homes and individual condos and coops , we group multifamily residential sales together which includes rental, condo, or coop building sales, and finally, we keep tax class 4 together looking at all of the non-residential commercial property. Please note that we ignore sales $20,000 or less because we assume sales at that price are not arms length sales.

    In this piece were looking at apartment buildings. There were 643 apartment building sales, including rentals, condos and coops, in New York City registered with the Department of Finance for May, June and July.

    There were 263 registered for May, 290 for June, and 90 for July. There are fewer sales registered for July because sales are often registered with the Department of Finance a month or more after the actual sale.

    The greatest number of residential building sales was in Brooklyn with 272 sales over the three months. There were 204 sales of walk-up rental buildings, 14 sales of elevator rental buildings and 51 sales of rental buildings with between four and ten units.
